Scottish Enterprise has approved a £4.74 million funding package to support a new £9.7 million “Tech Terrace” development at the Advanced Manufacturing Innovation District Scotland (AMIDS) in Renfrewshire. The investment, which will be matched by AMIDS joint venture partners Renfrewshire Council and Buccleuch Property, is intended to accelerate the growth of high‑value manufacturing by creating a campus‑style cluster for innovative industrial firms.
The development aims to establish a world‑class, high‑value manufacturing cluster within a single environment where organisations can work side by side on new products, processes and technologies. Phase one will deliver around 30,000 sq ft of flexible industrial space, with units ranging from 2,000 sq ft to 16,000 sq ft for scaling manufacturers and R&D‑driven companies that need room to grow without leaving Scotland.
AMIDS already has planning permission in principle for up to 750,000 sq ft of floorspace, giving scope for future bespoke design‑and‑build projects as companies move from pilot to full‑scale production. Tech Terrace is positioned as one of the key early developments that will help turn that long‑term vision into physical capacity on the ground, and is being brought forward alongside wider infrastructure and transport improvements in the district.
Partners describe the project as a direct response to strong market demand for specialist R&D and advanced‑manufacturing space, and a recognised gap in the current offering. By giving high‑growth firms access to modern industrial units within an innovation district, the aim is to help them stay and scale in Scotland, supporting productivity, exports and high‑quality employment rather than losing projects to other regions.
A detailed planning application for Tech Terrace is due to be submitted in spring 2026, with construction targeted to begin in the latter half of the year. Once complete, the site is expected to attract a mix of established manufacturers looking to expand, scale‑ups emerging from Scotland’s university and innovation ecosystems, and inward investors seeking a ready‑to‑grow base in the central belt.
